Morley performed the voluntary renovation and seismic upgrade of 131 Rodeo Drive for client TIAA-CREF which included the demolition and removal of an existing sky bridge, restoration of two building facades, installation of beam lateral bracing at 18 locations, and installation of 450 kip fluid viscous "A-type" and "V-type" dampers at nine (9) locations. All work was performed at night to maintain a fully operational and occupied structure during business hours.
