Joining Morley Builders in 1999, Ryan Hupf brings nearly 30 years of industry experience to his role as President. Leading by example, Ryan is dedicated to upholding and preserving Morley’s core values. He has earned the respect of clients and colleagues through his hard work, creativity, and uncompromising integrity.

Ryan has overseen complex and notable projects throughout Southern California, including the world-renowned Getty Villa renovation, Packard Humanities Institute’s Film Archive and Preservation Center, the Santa Monica Proper Hotel, and Los Angeles’ iconic Hotel Bel-Air. His leadership in financial, scheduling, and staff development aspects across multiple projects totals over $1 billion and 4.5 million gross square feet of construction.

Ryan has played a vital role in mentoring the next generation of builders. He has led the Morley team at the annual Associated Schools of Construction (ASC) Student Competition, fostering industry engagement and advancing construction education. His dedication to developing future leaders has solidified his reputation as a trusted figure in the industry. Ryan is also an active member of the Urban Land Institute (ULI), further demonstrating his commitment to the broader construction community.

The warm and gregarious Erick Garcia will have you re-thinking your perceptions of construction finance professionals. On both the accounting and IT sides of the business, Erick has built strong, entrepreneurial, service-driven teams. Moreover, he has engineered the company to ensure sustainability of its employee-owned model and the freedoms made possible by it. Clients appreciate Morley’s financial strength, its unique structure and the level of client care it affords and inspires, as well the candor and acumen Erick brings to the table. Having already witnessed Morley grow as word of its unmatched integrity and attention to detail spread, Erick envisions an even brighter Morley future wherein the next generation of leaders will benefit from even greater financial stability, an expanded presence, a broader and deeper talent pool and industry leading processes. It’s the project controls he implements and the clean lines of communication he maintains, after all, that enable the consistent quality for which Morley has become synonymous. Ron’s reputation for bringing projects in on-time and on-budget has become legendary in the industry, and doing whatever it takes to honor our word has been pivotal to the company’s growth and success. Whether coaching soccer or mentoring his construction managers, Ron brings out the best in others. He motivates with humor, empathy, and a strong belief in the power of genuine collaboration. Serving as a mentor and seeing the next generation come into its own have always been rewarding experiences for Ron, an ideal match for his role inspiring the work and innovations of his construction managers and their teams. Ron is gratified by seeing his people grow, by instilling ethics and drive in his teams, and confident that as more people learn of the unique value Morley’s employee-owners bring to virtually every type of construction project, the company will continue to grow.

As Vice President, Self-Perform Operations, Bryan oversees Morley’s Self-Perform Operations business unit providing self-perform concrete expertise across the Southern California region. Starting his career as a Project Engineer in Operations, Bryan worked on a wide range of projects in which Morley self-performed concrete and provided concrete subcontracting to other general contractors. He spent time working with Morley’s in-house layout team learning first-hand, various aspects of the trade. Combining field experience with his technical understanding of how buildings are built, Bryan transitioned into a Preconstruction & Estimating Manager role where he oversaw hundreds of project proposals and bids and strategized the project planning/approach on numerous awarded projects, including the company’s largest and most complicated projects.

Bryan enjoys working collaboratively with clients during the early phases of construction; he feels it’s these early efforts that bring real value and set a project up for greatest success. Bryan’s creative problem-solving and ingenuity are a force to be reckoned with. Whether offering potential cost saving ideas, pricing alternate options, or looking beyond our typical scope of work, Bryan takes pride in always going the extra mile to ensure our clients and partners are treated with excellence.

Bryan supports future industry professionals by devoting his time to UCLA’s ASCE Student Chapter, organizing workshops for their Concrete Solutions team and sponsoring their Concrete Canoe team. He is also involved in Morley’s recruitment efforts, in search of future industry professionals interested in concrete and/or BIM.

As Vice President, Chief Estimator, Juan leads the estimating effort during the preconstruction phase. He serves as a key liaison with the client, attending all preconstruction meetings, coordinating with the design team, and ensuring all preconstruction services are thoroughly provided in a timely fashion. Juan’s strengths include his client-focused service and attention to detail, which are invaluable in delivering accurate budgets, creative value engineering, and a variety of other preconstruction services. Beyond the company’s successful history and track record of coming through for clients, Juan sees credibility as being earned through pure and simple hard work. In addition to evaluating constructability issues, exploring alternative options, and analyzing solutions, Juan’s responsibilities also include working with internal teams to create and deliver the next-gen estimating tools that further enhance the final preconstruction deliverables to our clients.

Joe Tennison serves as Vice President, General Contracting Field Operations at Morley Builders. With nearly 20 years of dedicated service at Morley, Joe brings a wealth of experience and expertise to his role. He is responsible for the financial field operations, safety, quality, and schedule success of all Morley’s Southern California region general contracting projects.

Joe began his career at Morley as a Project Engineer upon graduating college, where he quickly demonstrated his ability to handle complex projects and lead teams effectively. Throughout his career, Joe has managed over $1 billion worth of projects across various market sectors, including mixed-use multifamily, education, and commercial. His extensive experience in both operations and preconstruction provides him with a broad understanding of what it takes to start and complete a project successfully. Joe’s ability to handle numerous challenges, problem solve, and motivate project teams while maintaining effective relationships with clients and subcontractors is particularly noteworthy.

Joe has worked on several award-winning projects, including the LAX Consolidated Rent-A-Car Facility, Santa Monica Proper Hotel, and SoFi Stadium. His leadership and commitment to excellence have been instrumental in the successful execution of these high-profile projects. Joe’s vision and expertise will undoubtedly lead the way for more award-winning projects and future success for Morley Builders.

As Vice President, General Manager of MB Contractors, Inc., Joanne Verrips stands at the helm of daily operations, steering the company through a dynamic landscape of market sectors with vision, precision, and unwavering dedication. With over two decades of industry experience, she brings a rare blend of strategic foresight and operational excellence—masterfully balancing process optimization, financial stewardship, and team empowerment.

Throughout her career, Joanne has successfully delivered a wide portfolio of complex projects including commercial high-rise buildings and mixed-use developments, guiding them from preconstruction through Certificate of Occupancy. As a LEED Accredited Professional, she brings a comprehensive understanding of sustainable building practices and a strategic advantage in positioning MB Contractors as the builder of choice in Southern Nevada.

With drive and ingenuity to spare, Megan Sutton leads a human resources team at Morley that transcends your typical, transactional HR function. Viewing the HR practice as one that really must be everyone’s job, she partners with others throughout the organization to ensure Morley’s human potential is mined and that it remains aligned with business objectives and the values the employee-owners hold dear. This spirited leader defies oversimplified notions of human resources; she is committed to an integrated approach to building excellence at Morley, with a strong focus on communications, creativity, strategic thinking and measured risk-taking. Careful to anticipate, identify, prioritize and manage risks that impact Morley’s business objectives, Amanda is responsible for the overall management of the company’s corporate insurance and the comprehensive risk management program for all operations. Versatile in knowledge and experiences, Amanda previously held leadership roles in banking and financial institutions focusing in legal compliance, credit risk, and corporate governance.

Amanda believes Morley’s commitment and dedication to employee empowerment through collaboration and continuous education play a key role to the success in building a strong safety culture.

Michael Manosca is Vice President of Information Technology at Morley Builders, leading the strategic vision, implementation, and daily operations of the company’s IT infrastructure. With nearly a decade at Morley and over 30 years of industry experience, Michael brings a rare blend of technical depth, creative problem-solving, and business acumen to his role.

His career began in the mid-1990s teaching emergent internet technologies at the university level, followed by pioneering work in the entertainment industry—helping usher in the era of online video streaming. Later, he introduced assistive technologies to casting, legal, and management systems at a major film studio, driving innovation in traditionally analog workflows.

At Morley, Michael operates in both strategic and operational capacities. He oversees the performance, security, and scalability of enterprise systems while mentoring a high-performing IT team. He is currently piloting the use of artificial and assistive technologies to streamline workflows and repetitive tasks across field and office environments—making work easier for employees, integrating data across disjointed systems to support better decision-making, and reinforcing the protection of people, data, and property.

He has championed the implementation of a company-wide data governance framework and continues to guide the evolution of Morley’s IT ecosystem through initiatives such as infrastructure rebuilds, remote connectivity enhancements, and enterprise-wide system integration.

A thoughtful mentor and collaborative leader, Michael fosters a culture of accountability, continuous learning, and open communication. His strategic mindset, technical expertise, and people-first approach make him a trusted force in shaping Morley’s digital future.

Since joining Morley Builders in 1992, Mike Stone has cultivated a distinguished career spanning more than three decades. As Vice President, Project Executive, he oversees daily operations across multiple projects, managing construction, finances, scheduling, and team development. Known for his precision and strategic insight, Mike consistently delivers complex, multi-phase projects on time and with exceptional quality. His disciplined approach and problem-solving acumen have earned the trust of clients, colleagues, and industry partners, reinforcing Morley’s reputation for excellence.

Throughout his career, Mike has delivered over $1.5 billion in construction, encompassing more than 3,900 units and 7.8 million gross square feet across a wide range of market sectors. His portfolio features some of Southern California’s iconic projects, such as the world-renowned Getty Villa renovation, Hotel Bel-Air renovation, and numerous LEED-certified affordable housing buildings—projects he considers among some of his most meaningful contributions to Morley.

Mike is known for his clear communication, strong organizational skills, and practical approach to problem-solving. He builds consensus across large project teams and consistently delivers high-quality results that exceed the expectations of clients, subcontractors, and architects. His broad technical foundation and commitment to innovation, integrity, and excellence continue to shape Morley Builders’ reputation as a leader in the construction industry.

As Vice President and Project Executive at Morley Builders, Jeremy Dominik currently leads Morley’s Concrete Operations group and brings over 30 years of experience managing complex projects. He has successfully overseen the planning, management, and execution of nearly 5 million gross square feet of construction, close to 2,000 residential units, and over $1.5 billion in total construction value. Jeremy’s deep expertise in concrete construction informs every phase of his work—from preconstruction through closeout. Trusted by repeat clients for his proactive problem-solving and technical precision, Jeremy has been instrumental in executive project management, particularly as Morley self-performs concrete work on all its projects.

Jeremy is known for his meticulous attention to schedule management and scope development, consistently delivering high-quality, well-coordinated results. He excels at leading large project teams and engaging stakeholders at every level to ensure seamless integration and collaboration. While his portfolio spans a wide range of sectors, Jeremy considers his contributions to the planning and execution of all concrete projects—and his oversight of Morley’s concrete operations—as his most impactful work. His leadership has guided landmark projects such as the Cathedral of Our Lady of the Angels, Getty Villa renovation, and SoFi Stadium.

Lance Dixon began his journey with Morley Builders in 1994 as an apprentice carpenter, quickly distinguishing himself through an unwavering dedication to his craft and a deep passion for concrete construction. His commitment and leadership have since propelled him into the role of Concrete General Superintendent, where he oversees structural concrete operations across Morley’s San Diego projects.

In this role, Lance provides comprehensive jobsite supervision, managing Concrete Superintendents and supporting Project Executives in the seamless execution of procedures, policies, and strategic directives. He plays a vital role in fostering a culture of safety, ensuring that every project site upholds Morley’s rigorous safety standards and commitment to worker well-being.

Lance’s project portfolio is as diverse as it is impressive. He has led concrete operations on landmark structures such as the Cathedral of Our Lady of the Angels and the Walt Disney Concert Hall; large-scale infrastructure like the LAX Consolidated Rent-A-Car Facility and NBCUniversal’s Lot G and Lot M parking structures; and high-rise residential towers including Hallasan and Alina Apartments. His breadth of technical knowledge and hands-on experience across nearly every project type make him an invaluable asset to both project teams and clients.

Since joining Morley Builders in 2000, Jason Sperry brings nearly three decades of construction expertise to the field—25 of those years dedicated to shaping the company’s success. As Concrete General Superintendent, he leads with precision and purpose, overseeing onsite execution and guiding field teams through the complexities of each project. Jason’s deep-rooted passion for concrete has been the cornerstone of his career, propelling him into a leadership role where he thrives on the challenges of planning and delivering intricate concrete structures. His hands-on approach, technical mastery, and unwavering commitment to excellence continue to elevate Morley’s reputation for quality and innovation in concrete construction.

Recognized for his integrity and quality of work, Jason has been entrusted to oversee all Morley’s concrete projects. His calm demeanor, unwavering work ethic, and dedication allow him to collaborate seamlessly with a wide range of people, making him a trusted and versatile leader.  Jason has helped plan and execute numerous notable, Southern California concrete projects including Academy Museum of Motion Pictures, Sofi Stadium, LAX Consolidated Rent-A-Car Facility, and a 40,000-square-foot private residence in Malibu designed by Pritzker award-winning architect, Tadao Ando.

With meticulous attention to detail, Jason brings precision and discipline to every phase of construction. His leadership is defined not only by the scale of the projects he oversees, but also by the trust he builds. Clients can feel confident that Jason is always upholding their interests and ensuring that a project is moving in the right direction.

Carlos Orozco’s journey with Morley Builders began in 1995 as an intern, and through years of dedication, craftsmanship, and leadership, he has risen to the role of Project Executive. He oversees a diverse range of construction services, working in close partnership with Project Superintendents and Project Managers to ensure project schedules are thoughtfully developed and rigorously maintained, delivering results that meet client goals on time and within budget. Carlos fosters a team-oriented approach to building, creating long-lasting relationships with his teams, trades partners, clients, and consultants.

His portfolio includes some of Morley’s most significant and high-profile projects, such as the NBCUniversal Lot G, the Getty Villa renovation, and USC Heritage Hall. These landmark developments reflect Carlos’ ability to navigate complex challenges with precision and grace. His enduring client relationships are a testament to his integrity, collaborative spirit, and talent for aligning teams and strategies with each client’s unique vision.

Carlos plays a vital role in developing the next generation of builders at Morley. He leads the Learning & Development initiative for Morley’s Construction Operations group, creating impactful training content delivered both in person and through our Learning Management System for on-demand access. As a member of the Structural Engineers Association of California, Carlos actively supports the growth of emerging professionals in structural engineering. His mentorship and industry involvement reflect a deep commitment to leadership, professional development, and excellence. Carlos is a trusted leader whose collaborative approach and results-driven mindset consistently earn the confidence of his teams and clients, embodying Morley’s core values in every project.

In the construction industry since 2005, Casey Teng brings 20+ years of experience to his role as Project Executive. He oversees a full range of concrete construction services for the San Diego region by providing leadership of multiple concrete subcontract projects from preconstruction to closeout. Casey’s strengths lie in cost management, project organization, communication, and the development and maintenance of clients.

Since joining the Morley team in 2010, Casey has successfully managed over $250 million worth of concrete projects in a variety of market sectors, from high-rise residential developments and civic structures to medical and government agency facilities. Some of his most notable projects include Ballpark Village, San Diego Central Courthouse, and the UCSD Hillcrest McGrath Outpatient Pavillion. Having worked both for a structural engineering firm and as a construction manager for a general contractor, Casey brings a unique and valuable perspective to every project he leads.

Casey thrives in the hands-on, collaborative, and relational nature of construction. Outside of work, he served as the president of the American Concrete Institute San Diego Chapter and is an Associate Member on the American Concrete Institute’s Concrete Constructability Technical Committee. Based on practical experience, technical insight, and a genuine passion for building strong teams and lasting client partnerships, Casey approaches every project with a problem-solver mindset and a people-first attitude.

Diego Ramirez brings 15+ years of industry experience to his role as Project Executive at Morley Builders. His technical expertise in procurement, trade coordination, and quality control has consistently united consultants and subcontractors to deliver exceptional results for clients. Known for his adaptability and collaborative leadership, Diego has earned the respect of colleagues and clients, making him a trusted force in the construction field.

Diego has led several major projects across Southern California, including the Film Archive & Preservation Center, Blossom Plaza, Colorado Campus Offices, and The Academy Museum of Motion Pictures. Through his diligent, objective leadership in planning, coordinating, and scheduling, Diego has successfully brought these complex projects to life—delivering time-efficient and cost-effective results. His ability to foster clear and consistent communication between clients and consultants has been key to each project’s success. A dedicated member of the Los Angeles community, Diego’s journey began with his involvement in USC’s McMorrow Neighborhood Academic Initiative (NAI), where he tutored students from South and East LA in math to help prepare them for college. He has continued this commitment as an instructor for the UCLA Extension Engineering Department and CSULA Engineering Department. Diego’s dedication to education, mentorship, and community reflect the values that have shaped his leadership at Morley Builders.

As Project Executive, Jennifer Connolly leads the full spectrum of construction services, guiding the day-to-day operations across multiple projects with strategic oversight and hands-on leadership. With two decades of industry experience—including 10+ years at Morley Builders—she brings deep expertise in managing complex commercial developments. Jennifer is particularly adept at cost control, scheduling, clear communication, and delivering exceptional client service.

Over the years, she has proven a substantial track record of on-time project completions with standout contributions to several high-profile commercial office developments including the 42XX Office Campus, the Skechers Headquarters Expansion, and the 8777 Washington Office. She brings several years of preconstruction and design-build experience to the company, giving her an understanding of the entire construction process.

As a member of Women in Construction Operations (WiOPS), Jennifer advocates for the advancement and mentorship of women in construction operations roles like her own. Her leadership at Morley Builders—and throughout the construction industry—encourages open-mindedness, broadens perspectives, and empowers others to lead with confidence.

Having begun his career at Morley Builders 40 years ago, Charles Muttillo serves as Executive Chairman. Charles leads the efforts of the Board of Directors, ensuring good corporate governance, assisting in the development of the Company’s strategic plan, goals and objectives, and assisting the President in the development of business strategies. Morley Builders remains the construction company to which California businesses, developers and public institutions can turn for quality buildings and for builders of enduring integrity. It is the caring, commitment and charisma of the company’s employee owners and tradesmen that have made it all possible. Charles is engaged in our community as a member of the Downtown Breakfast Club, Los Angeles Chamber of Commerce CEO Council and an industry faculty member for the UCLA Master of Real Estate Development Program. He has served as Vice Chair for Santa Monica’s Building & Safety Commission, a board member for Affordable Living for the Aging, and President of USC’s Architectural Guild.
