Joining Morley Builders in 1999, Ryan Hupf brings nearly 30 years of industry experience to his role as President. Leading by example, Ryan is dedicated to upholding and preserving Morley’s core values. He has earned the respect of clients and colleagues through his hard work, creativity, and uncompromising integrity.
Ryan has overseen complex and notable projects throughout Southern California, including the world-renowned Getty Villa renovation, Packard Humanities Institute’s Film Archive and Preservation Center, the Santa Monica Proper Hotel, and Los Angeles’ iconic Hotel Bel-Air. His leadership in financial, scheduling, and staff development aspects across multiple projects totals over $1 billion and 4.5 million gross square feet of construction.
Ryan has played a vital role in mentoring the next generation of builders. He has led the Morley team at the annual Associated Schools of Construction (ASC) Student Competition, fostering industry engagement and advancing construction education. His dedication to developing future leaders has solidified his reputation as a trusted figure in the industry. Ryan is also an active member of the Urban Land Institute (ULI), further demonstrating his commitment to the broader construction community.

Ron’s reputation for bringing projects in on-time and on-budget has become legendary in the industry, and doing whatever it takes to honor our word has been pivotal to the company’s growth and success. Whether coaching soccer or mentoring his construction managers, Ron brings out the best in others. He motivates with humor, empathy, and a strong belief in the power of genuine collaboration. Bryan Kang
VP Self-Perform Operations


As Vice President, Self-Perform Operations, Bryan oversees Morley’s Self-Perform Operations business unit providing self-perform concrete expertise across the Southern California region. Starting his career as a Project Engineer in Operations, Bryan worked on a wide range of projects in which Morley self-performed concrete and provided concrete subcontracting to other general contractors. He spent time working with Morley’s in-house layout team learning first-hand, various aspects of the trade. Combining field experience with his technical understanding of how buildings are built, Bryan transitioned into a Preconstruction & Estimating Manager role where he oversaw hundreds of project proposals and bids and strategized the project planning/approach on numerous awarded projects, including the company’s largest and most complicated projects.
Bryan enjoys working collaboratively with clients during the early phases of construction; he feels it’s these early efforts that bring real value and set a project up for greatest success. Bryan’s creative problem-solving and ingenuity are a force to be reckoned with. Whether offering potential cost saving ideas, pricing alternate options, or looking beyond our typical scope of work, Bryan takes pride in always going the extra mile to ensure our clients and partners are treated with excellence.
Bryan supports future industry professionals by devoting his time to UCLA’s ASCE Student Chapter, organizing workshops for their Concrete Solutions team and sponsoring their Concrete Canoe team. He is also involved in Morley’s recruitment efforts, in search of future industry professionals interested in concrete and/or BIM.

Juan Olivera

As Vice President, Chief Estimator, Juan leads the estimating effort during the preconstruction phase. He serves as a key liaison with the client, attending all preconstruction meetings, coordinating with the design team, and ensuring all preconstruction services are thoroughly provided in a timely fashion. Juan’s strengths include his client-focused service and attention to detail, which are invaluable in delivering accurate budgets, creative value engineering, and a variety of other preconstruction services. Beyond the company’s successful history and track record of coming through for clients, Juan sees credibility as being earned through pure and simple hard work. In addition to evaluating constructability issues, exploring alternative options, and analyzing solutions, Juan’s responsibilities also include working with internal teams to create and deliver the next-gen estimating tools that further enhance the final preconstruction deliverables to our clients.

He is responsible for the financial field operations, safety, quality, and schedule success of all Morley’s Southern California region general contracting projects.
Joe began his career at Morley as a Project Engineer upon graduating college, where he quickly demonstrated his ability to handle complex projects and lead teams effectively. Throughout his career, Joe has managed over $1 billion worth of projects across various market sectors, including mixed-use multifamily, education, and commercial. His extensive experience in both operations and preconstruction provides him with a broad understanding of what it takes to start and complete a project successfully. Joe’s ability to handle numerous challenges, problem solve, and motivate project teams while maintaining effective relationships with clients and subcontractors is particularly noteworthy.
Joe has worked on several award-winning projects, including the LAX Consolidated Rent-A-Car Facility, Santa Monica Proper Hotel, and SoFi Stadium. His leadership and commitment to excellence have been instrumental in the successful execution of these high-profile projects. Michael Manosca is Vice President of Information Technology at Morley Builders, leading the strategic vision, implementation, and daily operations of the company’s IT infrastructure. With nearly a decade at Morley and over 30 years of industry experience, Michael brings a rare blend of technical depth, creative problem-solving, and business acumen to his role.
His career began in the mid-1990s teaching emergent internet technologies at the university level, followed by pioneering work in the entertainment industry—helping usher in the era of online video streaming. Later, he introduced assistive technologies to casting, legal, and management systems at a major film studio, driving innovation in traditionally analog workflows.
At Morley, Michael operates in both strategic and operational capacities. He oversees the performance, security, and scalability of enterprise systems while mentoring a high-performing IT team. He is currently piloting the use of artificial and assistive technologies to streamline workflows and repetitive tasks across field and office environments—making work easier for employees, integrating data across disjointed systems to support better decision-making, and reinforcing the protection of people, data, and property.
He has championed the implementation of a company-wide data governance framework and continues to guide the evolution of Morley’s IT ecosystem through initiatives such as infrastructure rebuilds, remote connectivity enhancements, and enterprise-wide system integration.

In this role, Lance provides comprehensive jobsite supervision, managing Concrete Superintendents and supporting Project Executives in the seamless execution of procedures, policies, and strategic directives. He plays a vital role in fostering a culture of safety, ensuring that every project site upholds Morley’s rigorous safety standards and commitment to worker well-being.
Lance’s project portfolio is as diverse as it is impressive. His portfolio includes some of Morley’s most significant and high-profile projects, such as the NBCUniversal Lot G, the Getty Villa renovation, and USC Heritage Hall. Casey Teng

In the construction industry since 2005, Casey Teng brings 20+ years of experience to his role as Project Executive. He oversees a full range of concrete construction services for the San Diego region by providing leadership of multiple concrete subcontract projects from preconstruction to closeout. Casey’s strengths lie in cost management, project organization, communication, and the development and maintenance of clients.
Since joining the Morley team in 2010, Casey has successfully managed over $250 million worth of concrete projects in a variety of market sectors, from high-rise residential developments and civic structures to medical and government agency facilities. Some of his most notable projects include Ballpark Village, San Diego Central Courthouse, and the UCSD Hillcrest McGrath Outpatient Pavillion. Having worked both for a structural engineering firm and as a construction manager for a general contractor, Casey brings a unique and valuable perspective to every project he leads.
Casey thrives in the hands-on, collaborative, and relational nature of construction. Outside of work, he served as the president of the American Concrete Institute San Diego Chapter and is an Associate Member on the American Concrete Institute’s Concrete Constructability Technical Committee. Based on practical experience, technical insight, and a genuine passion for building strong teams and lasting client partnerships, Casey approaches every project with a problem-solver mindset and a people-first attitude.

Diego has led several major projects across Southern California, including the Film Archive & Preservation Center, Blossom Plaza, Colorado Campus Offices, and The Academy Museum of Motion Pictures. Through his diligent, objective leadership in planning, coordinating, and scheduling, Diego has successfully brought these complex projects to life—delivering time-efficient and cost-effective results. His ability to foster clear and consistent communication between clients and consultants has been key to each project’s success. A dedicated member of the Los Angeles community, Diego’s journey began with his involvement in USC’s McMorrow Neighborhood Academic Initiative (NAI), where he tutored students from South and East LA in math to help prepare them for college. He has continued this commitment as an instructor for the UCLA Extension Engineering Department and CSULA Engineering Department. As Project Executive, Jennifer Connolly leads the full spectrum of construction services, guiding the day-to-day operations across multiple projects with strategic oversight and hands-on leadership. With two decades of industry experience—including 10+ years at Morley Builders—she brings deep expertise in managing complex commercial developments. Jennifer is particularly adept at cost control, scheduling, clear communication, and delivering exceptional client service.
Over the years, she has proven a substantial track record of on-time project completions with standout contributions to several high-profile commercial office developments including the 42XX Office Campus, the Skechers Headquarters Expansion, and the 8777 Washington Office. She brings several years of preconstruction and design-build experience to the company, giving her an understanding of the entire construction process.

Having begun his career at Morley Builders 40 years ago, Charles Muttillo serves as Executive Chairman. Charles leads the efforts of the Board of Directors, ensuring good corporate governance, assisting in the development of the Company’s strategic plan, goals and objectives, and assisting the President in the development of business strategies. Morley Builders remains the construction company to which California businesses, developers and public institutions can turn for quality buildings and for builders of enduring integrity. It is the caring, commitment and charisma of the company’s employee owners and tradesmen that have made it all possible. Charles is engaged in our community as a member of the Downtown Breakfast Club, Los Angeles Chamber of Commerce CEO Council and an industry faculty member for the UCLA Master of Real Estate Development Program. He has served as Vice Chair for Santa Monica’s Building & Safety Commission, a board member for Affordable Living for the Aging, and President of USC’s Architectural Guild.
