Morley Completes The Arroyo in Santa Monica

Santa Monica’s newest addition to the affordable housing market is The Arroyo, located at 1626 Lincoln Boulevard. With 64 units in one, two and three-bedroom configurations, it is the largest one-hundred percent affordable development built in the city recently  —      adding nearly 2,200 completed units to Morley Builders’ affordable housing portfolio.

Morley’s Benchmark Contractors, in a collaboration with repeat-client Community Corporation of Santa Monica and architect Koning Eizenberg, completed the Type III structures to LEED Platinum specifications – incorporating solar panels, drought-tolerant landscaping, high-efficiency irrigation systems, recycled materials and other sustainable building materials. The project includes energy conservation measures, such as high-efficiency HVAC, lighting and renewable energy photovoltaics. In addition, solar thermal panels on the roof save energy by reducing water boiler usage and feeding pre-heated water into the domestic hot water system.

The north building consists of two levels of subterranean parking with five levels of wood-framed residential above. The south building consists of slab-on-grade with five levels of wood-framed residential above.

The Arroyo’s ample outdoor space pays homage to the historic natural arroyo, with meandering plantings and a rustic aesthetic. Residents will enjoy the building’s proximity to all the amenities of Downtown Santa Monica, including the Expo light rail, shops and restaurants, good schools, the beach and much more.
