The U.S. Green Building Council (USGBC) LEED Homes Awards recognizes LEED-certified residential projects from around the world that are positively impacting communities through sustainable, healthy, and resilient design, as well as builders and developers who are helping to advance green home building.
We are honored to have our project, The Arroyo, recognized as a LEED Homes Award recipient in the Outstanding Affordable Project category by the U.S. Green Building Council!
Located in Santa Monica, The Arroyo is a 5-story 64-unit 100% affordable housing project with two community rooms, laundry facilities, an outdoor homework patio, and central open courtyard with a half-court basketball area. In partnership with Community Corporation of Santa Monica and Koning Eizenberg Architecture, Morley Builders provided general contracting services for the project.
The project earned LEED Platinum certification, using a combination of passive and active systems to address energy, water, and wellness. High albedo roofs reduce heat island effect reducing cooling demand, while rooftop photovoltaics and solar hot water panels offset energy use. Enhanced air filtration and low VOC materials improve interior air quality. Sunshades reduce solar gain, energy demands on cooling systems, and glare encouraging residents to maximize daylight. Artificial lighting fixtures are all high efficiency. In-ground drought tolerant non-invasive plantings reduce water demand as do high efficiency plumbing fixtures. Not only do these measures promote sustainability, they also result in lower utility bills for residents.
