This fully occupied and operational structure underwent voluntary upgrades which included coupling a passive energy dissipation system to its existing reinforced concrete frame, and the use of tubular steel chevron bracing in concert with metallic sliding friction dampers. The friction damper system technology used in the seismic upgrade was the first in Southern California, increasing both structural capacity and life-safety benefits, while decreasing down-time due to a seismic event on any nearby faults.

Noise constraints dictated that Morley schedule “noisy” work during early morning hours, before the tenants arrived. Damper construction was concentrated on the exterior frames, thereby reducing disruption and cost of upgrades.
