42XX is a 203,000-gross-square-foot creative office campus in the heart of Marina del Rey. The core and shell project includes new construction of three, Type III office buildings and an 80,570-square-foot, two-story parking garage. The Type I parking garage will act as a podium for two of the two-story office buildings. The third office building will be a three-story freestanding structure. When complete, the campus will provide 150,000 rentable square feet of office space, 1,500 square feet of retail space, and 396 parking stalls via surface spaces and parking stackers. The project incorporates sustainability by using a hybrid cross-laminated timber structural system, taking advantage of the specific properties of mass timber, steel, and concrete to reduce the building’s carbon footprint.
