An existing manufacturing line facility is being transformed into multi-tenant creative office spaces as part of Morley’s core and shell work for this adaptive reuse and addition project in Santa Monica. Located at the intersection of 26th Street and Olympic Blvd. adjacent to the Metro Expo Line, the existing building will be split into two with new mezzanine levels, MEP systems, elevators, and restrooms. New roofing and skylights will be added, and industrially-scaled curtain walls will bring in natural lighting and fresh air into the workplaces. A subterranean parking garage will provide space for 677 cars (480 spaces will utilize double car stacker technology), 270 bikes and will have a shower and locker room area. Drought-resistant vegetation will be used in a central landscaped courtyard along with a linear garden with semi-private patios on the south side.
Additional scope items include off-site street hardscape and landscaping. On-site scope includes landscaping, surrounding decks and courtyards, perimeter walls and fencing and a surface parking lot.
