Located just blocks away from the beach and directly adjacent to Main Street in Santa Monica, 234 Pico is a five-story mixed-use development incorporating ground-floor commercial space and three levels of subterranean parking. The 302,000 square-foot project comprises two buildings: a four-level Type V structure and a five-level Type III structure above a Type I concrete podium. When complete, the project will offer 186 residential units (19 affordable units) and 11,000 square feet of retail and restaurant space. The 149,000-square-foot parking garage will provide 346 stalls. Amenities include lounge, coworking space, fitness facility, dog park & wash, and a rooftop deck with pool. The units are centered around two landscaped courtyards. The project will incorporate the historic BOWL sign along its facade, a nod to the bowling alley that previously occupied the site.
