FLOR 401 Lofts is located on an approximately 20,000 sf lot located on 7th and Wall Street in Downtown Los Angeles. This project consists of demolition of an existing one-story commercial concrete tilt-up building and construction of a new six-story apartment building, five levels over podium, with 99 total residential units.
The unit breakdown consists of 44 very low-income (homeless), 49 low-income, 5 very low-income disabled veteran, and one market-rate manager unit space. The building will host eight on-grade parking stalls, office spaces at ground level, amenity spaces, courtyards at level 1 and 2, and a community garden at level 6. The building footprint is approximately 16,000 sf and the building is targeting LEED Platinum.
