LA Plaza Village is a 425,000 sf mixed-use complex located in one of the oldest historic districts of Los Angeles. Consisting of four buildings ranging from 5-7 stories tall, the project provides 355 multifamily units with approximately 20 percent dedicated to affordable housing. Amenities include a fitness center, pool and spa, and open community spaces. More than 37,000 sf of retail options provide exciting options for residents and visitors. Significant features include the creation of a landscaped historic paseo connecting to LA Plaza de Cultura y Artes Museum, Olvera Street, and Union Station. The project is seeking LEED certification.
Located on two sites with limited space for materials laydown, logistics were complex. Applying the expertise from similar projects, Morley teams successfully accessed materials through a series or coordinated traffic controls. Because of multiple entities involved – LA County, LA City, and LA Metro – clear communication and thoughtful coordination was essential.
Morley and Johnson Fain’s recent experience from the adjacent Chinatown’s Blossom Plaza provided valuable lessons when building on historic sites. Working with archaeologists, the teams were able to identify and preserve artifacts uncovered during excavation.
