Westminster Towers includes the renovation of an existing 17-story high-rise residential tower in Santa Monica. Scope of work includes the renovation of 286 senior housing units and associated corridors with removal and replacement of new MEP systems and equipment, new fire life safety upgrades, and completely remodeled units including new windows, lighting, cabinets, countertops, flooring, tile, bath accessories, and interior/exterior paint. At Level 1 and 2, common area renovations include lobby, mailroom, reception, community lounge, pool room, media room, laundry room, kitchen, library, and restrooms.

Tenants will remain in the building during construction and will only be relocated offsite while their unit is remodeled in 13 weeks. This tenant move-in and move-out cycle will be completed in thirty different half floor phases, each requiring its own Temporary Certificate of Occupancy with the City of Santa Monica, and one Final Certificate of Occupancy at project completion.

Morley previously worked on Westminster Towers in 1997, providing seismic strengthening for the building.
